Strategic & Leadership

  • Develop and implement overall leasing strategy and annual leasing plan to meet business goals.
  • Drive mall positioning through effective tenant mix planning and brand partnerships.
  • Lead and manage the leasing team to achieve leasing targets and KPIs.
  • Provide market insights, trends, and competitor analysis to support business decisions.

 

Leasing Operations

  • Identify and secure suitable tenants that align with the mall’s concept and target market.
  • Negotiate and finalize lease agreements to optimize occupancy, rental yields, and long-term value.
  • Monitor lease expirations, renewals, and tenant retention strategies.
  • Ensure timely handover of premises and smooth tenant fit-out process.
  • Maintain updated leasing database, reports, and performance analysis.

 

Stakeholder & Relationship Management

  • Build and maintain strong relationships with retailers, brand principals, and property consultants.
  • Act as the key liaison with tenants to address leasing-related matters and resolve issues.
  • Collaborate with marketing and operations teams to support mall events, promotions, and overall tenant performance.

 

Financial & Compliance

  • Achieve revenue targets through effective leasing strategies and negotiations.
  • Monitor rental arrears and ensure compliance with lease terms and conditions.
  • Ensure adherence to company policies, legal, and regulatory requirements in all leasing transactions.

 

Qualifications & Requirements

  • Bachelor’s or master’s degree in business administration, Real Estate, Marketing, or related field.
  • Minimum 10 years of relevant experience retail/mall management.
  • Proven track record in mall leasing, tenant negotiations, and managing key accounts.
  • Strong leadership, communication, and interpersonal skills.
  • Excellent negotiation and problem-solving abilities.
  • Good understanding of retail trends, consumer behavior, and property market dynamics.
  • Proficiency in English and MS Office; knowledge of leasing software is an advantage.
