Job Description

• Oversee the accounting process and lead the accounting team to ensure operations are efficient and effective.
• Plan, develop, and optimize accounting processes and systems, incorporating automation to enhance efficiency.
• Review and monitor all accounting transactions to ensure compliance with Thai Accounting Standards, Thai Revenue Regulations, and IFRS.
• Oversee the submission of PND 51 and PND 50 to ensure compliance with tax regulations for developers and real estate businesses.
• Manage overall accounting and tax planning for developers and real estate operations, ensuring optimal efficiency.
• Supervise and maintain proper documentation processes for accounting and related records to ensure completeness and organization.
• Design and implement controls for inventory management and fixed assets.
• Ensure the preparation of financial reports, support monthly closings, and oversee tax reporting in compliance with regulatory requirements.
• Prepare financial statements (B/S, P/L, TB, GL) and detailed reports in accordance with TFRS and related standards.
• Oversee employee records, SSO registration, and salary tax calculations (PND 1).
• Coordinate with internal and external stakeholders, including auditors, to address accounting-related issues.

Requirements:

• Experience in real estate development.
• Possess a CPD license.
• Proven experience as an accountant with expertise in IFRS.
• Preferably experienced in the initial implementation of IFRS within a company.
• Strong knowledge of IFRS standards, supported by relevant certifications.
• Familiarity with local tax regulations.
• Experience with CRM systems.
• Proficiency in managing, developing, and implementing accounting methodologies.
• Background in working with international companies across different jurisdictions.
• Proven track record of completing external audits.
• Conversational English proficiency at B2 level or higher.

Key Responsibilities:

1. Develop procurement policies and strategies aligned with the company’s objectives.
2. Plan and manage annual procurement budgets for assigned projects.
3. Oversee procurement operations to ensure efficiency in terms of quantity, accuracy, quality, timely delivery, and payment terms.
4. Manage relationships with suppliers and vendors effectively, including identifying and onboarding new partners.
5. Analyze market trends and competitors to optimize procurement strategies.
6. Source and evaluate quality suppliers/subcontractors, negotiating terms to maximize organizational benefits.
7. Maintain and enhance the company's reputation with suppliers and ensure effective collaborations.
8. Ensure all procurement activities comply with the company’s policies.
9. Coordinate with operations and project teams to meet organizational goals.
10. Prepare and review reports for similar items across projects to facilitate strategic bidding and procurement decisions.

Qualifications:

1. A minimum of 10 years of experience in procurement within Real Estate OR Construction, with at least 5 years in a leadership role.
2. In-depth knowledge and experience in managing procurement for real estate and construction projects, with a focus on organizational and team development.
3. Bachelor's degree or higher in Business Administration, Civil Engineering, or related fields.
